Bardon (4065) climbs the eastern foothills of Mt Coot-tha about 5km west of the CBD, with Paddington and Toowong below it and the Mt Coot-tha reserve behind. The blocks along Simpsons Road, Boundary Road and the streets running up from Latrobe Terrace are steep, so many homes are high-set on the low side with stairs, retaining walls and decks built into the slope. Much of the older housing is pre-1946 timber under Brisbane City Council’s character overlay, with weatherboard walls, timber windows, verandahs and VJ interiors, alongside later brick and contemporary rebuilds.
The terrain drives the scope more than the paint does. Exterior work on a high-set elevation over a sloping block needs scaffold or elevated access planned before it can be priced, and the inspection records where equipment can stand, how gardens and retaining walls are protected, and the order the elevations are worked. Shaded, south-facing walls under the mountain hold moisture for longer, so those elevations are checked for mould, soft timber and failed coatings before they are included.
